Jason Hartman, based in Scottsdale, Arizona, is President of Platinum Properties Investor Network. He purchased his first income property while still in college at age 20. In the early years, he owned a traditional real estate company that was acquired by Coldwell Banker in 2005.

Hartman explains, “We operate like a financial services firm for real estate investors. We teach people how to invest and actually help them do it by providing income properties, tracking software and ongoing support. We provide a global perspective on investing. The investor-only real estate business filled a gap in the marketplace.”

He adds, “That means we recommend undervalued markets where our investors can deploy their capital nationwide. We offer software to manage and track their investments, free support for life and actual investment properties. Before recommending a market, we research it for cash flow, stability and a landlord friendly regulatory climate. One of the things I teach investors to look for is properties that make sense the day they buy them – from a cash flow perspective. If it doesn’t make sense, don’t buy it!”

According to Hartman, “In a country as large and diverse as the United States, there is no such thing as a national ‘real estate market’. But there are nearly 400 local markets or MSA’s (Metropolitan Statistical Areas). Each MSA is unique and each neighborhood within that MSA is unique. Real estate is a very localized investment and markets can be counter-cyclical to each other. We focus on stable, linear markets. We stay away from cyclical markets with high prices that tend to be unstable. Our clients are conservative, prudent, long-term investors. They want good return on investment rather than gambling on speculative deals. Because income property is a multidimensional asset class, returns from 15% – 40% are really possible for long-term investors.”

Mark Cuban, American businessman and investor, supports Hartman’s idea—getting out there making money and gaining investment experience by taking action.
