We are here today with Florida, Luxury Real Estate Agent, Alberto Quiceno His background in international marketing and business, and experience as a real estate legal assistant over the past 14 years, are invaluable to clients.
Q: Alberto, can you tell me about your background before your career as a real estate agent?
A: I am originally from Colombia, and am a U.S. Citizen. I am English/Spanish bi-lingual. I have a business background in hotel management. I also served for 10 years as a legal assistant and office manager in a real estate law firm here in Florida.
Q: What would you say is your specialty as an agent?
A: My total commitment to looking out for my client’s best interest.
Q: Every successful entrepreneur has encountered failure. Can you give me an example of a failure earlier in your life that became a life lesson leading you to success later in your career?
A: When I first came to the United States, I began intently looking for a job–unsuccessfully at first. This taught me that there is no easy success in this country, but that setting intelligent goals and working hard to achieve the goals can create unlimited success here.
Q: What do you think has been the key to your personal success?
A: Treating my clients, business associates and friends as I would want to be treated.
Q: What price point defines a luxury property in Florida?
A: There is no written definition on a luxury property. The Institute for Luxury Home Marketing (ILHM), of which I am a member, defines a luxury property as being in the top 10% price level in your marketing area.
Q: Alberto, what advice can you give to someone new to Florida looking for a property on the water?
A: My advice would be to be very mindful of what kind of water you will be happy with, and knowing the different market price points that apply to each. For example, canal front, river front, and gulf front properties all have different features and considerably different price points.
Q: Are there certain things you should steer clear of when purchasing a waterfront property that that may not apply to other homes?
A: Absolutely. Reviewing a current survey of the property is important to determine property boundaries, and confirming dockage and access rights to the water are critical.
Q: To wrap this up, what advice can you give someone for choosing an agent?
A: My advice to any buyer or seller or real estate would be to ask this question when interviewing an agent: Whom do you represent? Most agents in Florida act as “transactional” agents, meaning that they represent the transaction. Wherever possible, I prefer to act as a “single” agent, which imposes an obligation on me to represent the interests of my client and maintain strict confidentiality for the client. If consumers sort out and understand this issue up front, they can avoid many problems and costly mistakes.

After graduating from high school in the U.S., Alberto returned to Colombia to serve in the Marines with American-based training.
